The PBG (Persetujuan Bangunan Gedung) or Building Planning Approval is a mandatory approval for any construction, renovation, expansion, or functional modification of a building in Indonesia.The process ensures that the planned building complies with zoning regulations, structural safety standards, environmental requirements, and national building codes. The methods and standards applied in these assessments are determined exclusively by the government.The estimated completion time for the entire process is 20 to 24 weeks (approximately 5 to 6 months). Upon receipt of the initial payment, the construction process will reach approximately 90% completion. Thereafter, the project finalization will depend on the schedule of government inspections and evaluations, as officially announced.The issuance of the SKRD (Regional Levy Decree) by the government marks the point at which the consultant’s work is deemed 100% complete. The client is then required to settle the official levy payment prior to the issuance of the PBG by the government.The service price may be subject to adjustment if, following site visits and surveys, any discrepancies are found between the client’s initial data and actual on-site conditions — such as differences in building dimensions, layout, or technical drawings. The pricing and scope of work outlined herein represent the standard requirements for SLF (Sertifikat Laik Fungsi) processing. Should there be changes introduced by the government or scope variations beyond our control, these will be reviewed and discussed accordingly.Any additional work or costs not covered in the attached scope of services will be addressed through a separate quotation. In the absence of mutual agreement that halts the PBG–SLF process, such cases will be considered cancellations, and applicable charges will remain in force as stipulated in the service agreement. Please note that unilateral termination of the project by the client during the work in progress does not entitle the client to a refund.The consultant shall remain responsible for the completion of the work, provided that the client is available for consultation and document coordination throughout the process. Each project may require different supporting documents, as the requirements are determined by the respective local government and regulated under national guidelines.Further details, if necessary, may be formalized in a separate agreement.
